Frequently Asked Questions
Honest answers about cost, process, and what it's actually like to build with us.
What affects the cost of my home?
Every custom home is priced differently because every home is different. The main factors that move the number:
- Materials — log, hybrid, or stick-framed construction each carry different material costs. Timber Haven log packages, for instance, are priced from the mill based on your plan's log quantities.
- Design complexity — square footage, roof lines, window count, and custom features all affect labor and materials.
- Site conditions — lot topography, driveway length, and access can all influence sitework costs.
- Location — local labor rates and delivery distances factor in.
- Finish selections — flooring, kitchen, appliances, and lighting are estimated at the plan stage and refined as you make selections.
We'll provide a detailed estimate once we review your plans and lot.
How does payment work?
Payment is milestone-based — tied to major stages of construction (foundation, roof, and so on) rather than one lump sum upfront.
One thing to know if you're building a log home: lumber mills require full payment on delivery. This means a portion of your log package cost is due before the logs arrive on site. If you're using a construction loan, talk to your lender early — not all banks are familiar with this structure, and it's better to work it out before you're in the middle of a build.
We'll walk you through the full payment schedule when we prepare your contract.
How long does it take to build?
We allow a six-month window for completion, though many homes finish in three to four months. The variables that most affect timeline:
- Design complexity and square footage
- Weather — mountain weather in WV and PA can delay exterior work
- Material delivery schedules, especially log packages from the mill
- Custom features that require longer lead times
We'll give you a realistic schedule at the contract stage based on your specific build.
How will we communicate during the build?
Cell phone and email are our primary channels. Once construction starts, we provide weekly updates so you know what's happening on your site.
One honest note: cell coverage can be spotty in the rural areas where we build. If you're not hearing back immediately, that's usually why — not because anything is wrong. Email is the more reliable channel for detailed questions.
What's the process from first call to move-in?
Here's how it typically goes:
- Initial meeting — Jason or Bryan meets you at the property. You walk the lot, talk through your ideas, and we answer questions.
- Design meetings — We work through size, style, materials, and budget. You bring plans you've found, or we help you find a design that fits your lot.
- Deposit & preliminary plans — A deposit secures preliminary plans from the mill (for log homes) or from your designer. These come back in roughly two weeks.
- Final pricing & contract — Once design is locked, we finalize the estimate and sign a contract.
- Sitework — Land clearing, grading, driveway, foundation. This runs before the building package arrives.
- Build — Framing through finish work. Our crew, your site, start to finish.
- Move-in — Final walkthrough, punch list, keys handed over.
See our full process page for more detail on each stage.
Who else is involved in building my home?
A custom home involves more than just the builder. Here are the key parties you'll work with alongside Bryson Homes:
- Excavator — Clears land, digs and pours foundation, installs driveway and septic. This is typically contracted separately by you.
- Well company — Locates and drills your well if you're not on public water. Also contracted separately.
- Power company — Provides temporary construction power and permanent service. You'll decide whether lines run above or below ground.
- Electrician — Meets with you after the roof is on to plan lighting, switch locations, and audio/cable wiring.
- Kitchen designer — Works with your selections once the structure is up. Pre-select your appliances before this meeting.
- Flooring supplier — Helps you choose across tile, hardwood, carpet, and other options within your budget.
We'll tell you exactly when each party needs to be engaged so nothing falls through the cracks.
What areas do you serve?
Bryson Homes is licensed in West Virginia and Pennsylvania. We build primarily in WV and PA, and have built in Maryland and Virginia as well.
Our home base is Augusta, WV. If your lot is in the mountain region and you're wondering whether we can reach it, call us — the answer is probably yes.
Do you build log homes, hybrid homes, and stick-framed homes?
Yes — all three. That's what distinguishes Bryson Homes from builders who do one thing.
- Full log homes — Classic log construction using Timber Haven materials. Handcrafted, warm, built for generations.
- Hybrid homes — Modern design with timber accents. You get the character of log construction with the flexibility of contemporary architecture.
- Custom stick-framed homes — Full design flexibility. Any style, any footprint, built to your lot and your budget.
Not sure which type fits you? That's a good first conversation to have. Reach out and we'll talk it through.
Do you handle permits and inspections?
Yes. Pulling permits and coordinating inspections is part of what we manage through the build. You won't need to navigate that yourself.
If your lot is in an HOA or has deed restrictions, we'll need those details early — some associations have approval processes that run on their own timeline and need to happen before we break ground.
